What is an Inspection ?

    
An inspection is a visual examination of the structure and systems of a building. If you are thinking of buying a home or commercial building you should have it thoroughly inspected, before the final purchase, by an experienced, impartial, professional inspector.

What does an Inspection include ?

     A complete inspection includes a visual examination of the building from Roof to Basement. I evaluate and report on the condition of the exterior, roof, garage, attic, electric service, water heater, heating and cooling, fireplaces, wood stoves, chimneys, basements and crawl spaces, kitchens, bathrooms and much more. The evaluation is then followed up with an easy to read and informative report, available electronically by email.

When do I request an inspection ?

    
The best time to consult with me is after you've made an offer on the home or building. The contract should allow for a contigency period to inspect the building. Ask your agent to include this inspection clause in the contract, making your purchase contingent upon the findings of a professional inspection.

How often do buildings "Fail" the inspection ?

     I don't pass or fail a structure. I examine the current condition of your prospective purchase and describe it's condition indicating which items will be in need of major or minor repairs or replacement. It is not an appraisal of value.

What if the report reveals problems ?

    
If the inspection uncovers problems at a property, it does not necessarily mean you should not make the purchase. It is an informative and educational process that will leave you confident with your decision , based on knowing what repairs and maintenance to expect.

Shall I attend the Inspection ?

    
While it is not necessary to attend the inspection, you are encouraged to be there. As part of my Property Consultation Service, you follow along with the inspection, ask any questions, learn about how to "operate" the structure, and get some great maintenance advice. For as long as you own the property you will automatically be enrolled in my Property Consultation Service, at no additional cost.
